What is Modified Bitumen?

Modified bitumen is asphalt reinforced with polymers (APP or SBS) and fabric, installed in two or more plies. Torch-down systems are heat-applied with a torch; self-adhered and cold-applied versions avoid open flame where needed. The result is a thick, redundant membrane that resists punctures.

Our recent modified bitumen torch-down replacements include an Airport Rescue & Fire Fighting facility in Fulton County and a Department of Veterans Affairs facility in Decatur, both over R-30 insulation.

A good fit for

  • Government and institutional buildings
  • Roofs with heavy equipment and foot traffic
  • Replacements of existing built-up or mod-bit roofs
  • Complex roofs with many penetrations

FAQ

Modified Bitumen Roofing questions

How long does a modified bitumen roof last?

Properly installed multi-ply modified bitumen commonly lasts around 20 years, and often longer with regular maintenance.

Is torch-down roofing safe?

Torch-applied roofing is done by trained crews following fire-safety procedures. Where open flame isn’t appropriate, we use self-adhered or cold-applied modified bitumen instead.

Can modified bitumen be repaired?

Yes. Blisters, splits and flashing failures can usually be cut out and repaired with compatible materials.
