What is EPDM?

EPDM (ethylene propylene diene monomer) is a single-ply synthetic rubber membrane, most often black, installed fully adhered, mechanically attached or ballasted. Large sheets mean fewer seams, and seams are joined with factory-applied or field-applied seam tape.

We install and repair EPDM alongside TPO, PVC and modified bitumen, so we can recommend the system that actually fits your building rather than the only one we sell.

A good fit for

  • Warehouses and large, simple roofs
  • Buildings with significant roof movement
  • Owners planning long hold periods
  • Repairs and recovers of existing EPDM

Why EPDM

Advantages of epdm roofing

Long track record

EPDM has been used on commercial roofs for more than half a century, with well-understood performance.

Flexible in heat and cold

Rubber stays pliable through temperature swings, so it handles building movement well.

Fewer seams

Wide sheets reduce the number of seams, the most common place for low-slope leaks.

Easy to repair

Most punctures and seam issues can be patched cleanly without replacing the roof.

FAQ

EPDM Roofing questions

How long does an EPDM roof last?

Properly installed and maintained EPDM commonly lasts 20 to 30 years or more. Membrane thickness, attachment method and maintenance all affect service life.

EPDM or TPO?

Both are good single-ply systems. EPDM has the longer track record and is very flexible; TPO is white and reflective with heat-welded seams. Building use, energy goals, budget and warranty requirements usually decide it.

Can you repair an old EPDM roof?

Usually, yes. We clean, prime and patch punctures and open seams. If the membrane is shrinking, brittle or holding water underneath, replacement may be the better investment.
